Shipping & Delivery

Last updated: [PLACEHOLDER: date]

Delivering a home is not the same as shipping a parcel. This page explains how ours works, what it costs, what we need from you, and what happens if something goes wrong.

1. Where we deliver

We deliver throughout [PLACEHOLDER: delivery region]. Deliveries outside that area may be possible — contact us with the address and we'll tell you whether we can quote it.

2. How delivery is priced

Delivery is quoted separately from the home, because it depends on:

  • Distance from the manufacturing facility to your site
  • The model's size, weight and transport classification
  • Permits or escort vehicles required for oversize loads
  • Access at the delivery address

Your written quote shows the delivery cost in full before you pay anything. It does not change afterwards unless you change the delivery address.

3. Lead times

Typical timeline from approved quote and deposit:

StageTypical duration
Production scheduling[PLACEHOLDER]
Factory build[PLACEHOLDER]
Quality inspection[PLACEHOLDER]
Transit[PLACEHOLDER], by distance

These are estimates. Weather, material availability and transport permitting can move dates. We'll tell you as soon as we know about any change — we would rather give you a revised date early than a reassuring one that slips.

4. Preparing your site

You are responsible for site readiness. Before the delivery date you need:

  • A level, compacted, drained pad or completed foundation, sized and specified for

your model

  • Clear vehicle access for a truck and trailer of the stated dimensions, including

turning space

  • Any permits your jurisdiction requires
  • Unloading equipment (crane or forklift) where the model requires it
  • Someone on site to receive the delivery

We'll send you the exact access dimensions, weight and equipment requirements well in advance. If the site isn't ready when the truck arrives, redelivery is charged at cost.

5. Delivery day

The driver will contact you to confirm a window. On arrival the home is transported to the placement point and set down.

Please inspect the home before the driver leaves. Walk the exterior, check the interior, and photograph anything that concerns you. Note any visible damage on the delivery paperwork before signing.

6. What delivery does not include

Delivery means transport and placement only. It does not include foundation work, tie-downs, levelling, utility connections, skirting, decking, or final set. These are arranged by you with local contractors.

7. Damage in transit

If the home arrives damaged:

  1. Note it on the delivery paperwork before signing.
  2. Photograph the damage clearly, including wide shots for context.
  3. Email us at tinyhomessale@gmail.com within [PLACEHOLDER: X days] of delivery.

We'll arrange repair or replacement of the affected components at our cost. Damage reported after that window, or damage caused during your own installation, is not covered.

8. Delays

If a delivery is delayed we will tell you as soon as we know. We can't be held responsible for consequential costs arising from a delay — contractor bookings, equipment hire, accommodation — so please build some margin into anything you schedule around the delivery date.

9. Cancellations and changes

[PLACEHOLDER: cancellation and change-of-order terms, including the point after which a deposit becomes non-refundable because production has started.]
