The Tarn Kit (480 sq ft)

The Tarn is the largest kit in our range and the only one that includes a bathroom.

The bathroom arrives as a sealed pod, fully plumbed and tiled at the factory, which removes the single hardest part of self-building a small dwelling. You set it in place, connect water in and waste out, and it works.

Around it, four hundred and eighty square feet of insulated panel construction: an open living and kitchen area, a bedroom partition, and a loft over the bedroom end. Windows and doors are included and pre-hung.

Assembly is a two-week project for a competent pair, or a few days for a small crew with a telehandler.

Included: floor system, insulated panels, roofing, cladding, doors, windows, bathroom pod, loft structure, fixings and manual. Not included: kitchen units, interior lining, electrical first or second fix, foundation.
